1. Find Land
Is it accessible? This is important because the house will be transported in sections to the site. Road access and space to maneuver is required. Is the land flat or could it be graded to be flat? The home will need to be set on a flat pad, though garages and other add-ons can flow with the grade.
Are there utilities at the site? Things to look for are:
- Water – Is there a well, or is there a water meter on the property?
- Power – Is there power to the site, and how close is the nearest pole?
- Septic or sewer – Is there sewer access or a septic system in place? If there is septic, how many bedrooms is the system able to accommodate?
All of these things can greatly influence the overall cost to build on the land.
